Fire-Rated Garage Doors in Eagan

Rolling Steel Fire Doors for Commercial, Industrial & Institutional Facilities

Fire-rated rolling garage doors are a passive fire protection measure: they compartmentalize an opening to slow the spread of flames and smoke, buying time for evacuation and emergency response. Warehouses, distribution centers, factories, schools, hospitals, parking garages, and retail facilities all face code-driven requirements for fire-rated openings. Wall assembly type and occupancy classification determine whether a 1.5-, 3-, or 4-hour-rated door is required.

At Overhead Door Company of the Northland, we supply and install the FireKing rolling fire door line for service door, counter, and conveyor opening applications. Every FireKing door complies with NFPA 80, carries listings for both masonry and non-masonry applications (including wood or steel jambs within drywall), and closes automatically in the event of a fire or alarmed event.

FireKing Product Line: Specifications & Features

FireKing doors meet or exceed UL, ULC, and Factory Mutual (FM) fire safety testing standards. They’re constructed of galvanized or stainless steel in a variety of gauges, slat designs, and finishes. Doors close automatically under governor control after separation of the fuse link. UL recommends a 165° F fuse link for ambient conditions at or below 100° F, or a 212° F fuse link for ambient conditions over 100° F. The door guide assembly rests on the sill or floor and expands upward during a fire event.

Annual Fire Door Inspections

The Minnesota State Fire Code requires annual inspection and testing of horizontal and vertical rolling and sliding fire doors. (Minnesota exempted swinging fire door assemblies from this requirement.) Under NFPA 80, a written inspection record must be retained and made available to the Authority Having Jurisdiction, and building owners are responsible for ensuring inspections occur and that any deficiencies are corrected.

Drop Test Requirements

The NFPA 80 annual drop test must be performed twice: once to verify proper operation and full closure, and a second time after reset to verify that the automatic-closing device was correctly reset. Closing speed requirements apply as well: average closing speed must be between 6 and 24 inches per second.

Common Conditions That Cause Failures

Real-world conditions regularly interfere with correct closure. Forklift impacts can damage tracks enough to prevent full travel. Dust and rust accumulate on components over time. Paint or grease can coat fuse links, delaying or preventing separation at the rated temperature. Our technicians have found these conditions at facilities where a door had been in service for years without apparent problems. The requirement applies equally to doors not in daily use and to doors that remain closed.

We perform fire door inspections and drop testing. Our testing program documentation is available for your records.

Non-insulated doors are also available where thermal performance isn’t a factor. The right insulation level depends on how the facility is used, how frequently the door cycles, and whether conditioned air needs to be maintained near the opening.

We install side mount, center mount, trolley, and jackshaft mount operators, with motor options from 0.5 hp to 3 hp and belt, chain, or worm drive configurations. For high-cycle applications, we also carry springless rolling service door operators rated at 500,000 cycles. The right operator depends on door size, weight, cycle frequency, and available headroom. Our sales specialists can help identify the right fit for new construction, retrofit, or special applications.

  • What types of dock levelers do you install in Eagan?

We install edge-of-dock, pit-mounted, and vertical storing levelers. The right choice depends on your freight type, vehicle variation, frequency of use, and whether climate or contamination control is a factor. The Blue Giant U-Series is available for facilities with strict climate control or cleanliness requirements. Hydraulic, mechanical, and air-powered actuation options are available across leveler styles.
